Title: What other years did US experience RE crash besides 2006-2007?
Post by: andysandp on December 04, 2017, 07:43:50 AM
Everyone knows the Real Estate Crash that began 2006, but what other years did the US experience crashes?

Is there a record of the last 100 years?

Late 80's into the 90s was one I remember.

My parent's home in Santa Ana, Ca was sold for $225K in 1991.  Today?   $980K

There have been tons of local/regional crashes, but in *general* real estate has been much more stable (and boring) than stocks/bonds. You aren't going to find any other nationwide crashes like the 2007 one. Stagnations, minor price decreases, sure. But not 30-40% drops.

That said, you also don't see anything like the rate of appreciation you get with stocks.

Schiller et al have the best data (publicly available) if you're truly interested. It gets a bit sketchy prior to the 1940s but it's the best you'll find.

The last real estate cycle was unusual in that many markets moved together. Typically they move slowly and by the circumstances of their locales. So, your question is not, when were the other US real estate market cycles but when were the other Omaha, San Francisco, Seattle, Tampa, etc...

There was a huge commercial real estate crash in the mid-90s. Did not effect residential though.
