How to get the first Tennant

Guys.
I closed a property a month ago (out of state) and currently looking out for Tennants. My property manager says it is priced right and getting a lot of enquiry. However I don't get any applications. This property is in suburbs and I would say Type B area with rent range between 1100-1500. We have posted in MLS, Craigslist. Not sure what else to do as I'm a first time investor.
Any suggestions are highly appreciated.

Rent is too high is the usual answer.
Have you looked at the comparable rentals and viewed the property manager's listings on various sites?

First, check comparables in your area using zillow.
Then once you get a feel for market rate, I use hotpads.com to post my rental. It links to zillow, trulia, etc. and I have had great results this way.
