what are property taxes in Portland Or?
« on: January 27, 2015, 06:47:50 PM »

I'm amazed that after all these websites that I checked out I couldn't come up with an answer. So anyone from Portland who can give me a figure. I realize they are "complicated" but I don't think that qualifies as a property tax $. It has to be a percentage of something. I mean if a house let's say is 100k or 300k then the value must be some percentage of that annually. I did read that it's not based on the sales prices but still there should be a ballpark figure I can calculate in my head.

I'm not sure how it's calculated.  But I paid $200k for my house (corner lot) and I pay just over $2k in property taxes in north Portland (Multnomah County).

You can do research to figure out the details, but back in the 90s, a proposition was passed to limit increases in property taxes by limiting the increase in assessed value to 3 percent a year. This does not necessarily correlate to market value.  In my neighborhood, I know of two nearby houses that I could hit with a baseball that are plus and minus 1k from my taxes for a similar house. (I pay 6400 in Lake Oswego, admittedly not the cheapest area.) it all seems to come down to the amount for which your house was assessed when the law was passed. Many people feel this is ripe for change, but who knows if that will happen. Taxes also don't reset upon sale. The key is to know the taxes when you buy. I was unfortunately unaware of OR prop tax laws when I bought.

We are not in Portland but nearby. Our taxes are about 0.9% of assessed value. Portland is probably more like 1.0% to 2.0% of assessed value, though assessed value can be 2/3 of market value.

I usually just go to zillow and look at the average by sq foot and by price.
Easy to come up with a ballpark that way.

I couldn't find a statewide property tax database, but here is one for Mulnomah County, Oregon (which looks like it includes Portland?)

http://www.multcoproptax.org/search.asp

You can look up current property tax information here, but be sure to research the local tax law and understand how a property sale can increase assessed value/taxable value of a property. The other helpful thing about looking up the property's actual tax bill is that you can see if the property is part of any special tax districts.

Here's a page on the Oregon website that explains how the tax is calculated: http://www.oregon.gov/dor/PTD/Pages/IC_303_670.aspx

Watch out for multnomah county... they don't get you on just the property taxes, they tack on another $100+ in misc crap like "street fees" and art taxes that get misappropriated for pet projects...
