Title: Request advice on getting a NYC rent controlled apt

Folks, I have an offer after a looong wait: to put money down and get a rent controlled apt in NYC (Mitchell Lama). Advice on how to manage the board, requirements, anything to be wary of, income needed, references, etc. requested. Thank you.

I thought all the Mitchell Lama buildings were phased out. My friend rented in one for decades and then when it converted bought at the inside price. Great deal if you can get it!

I have an offer to buy a share in a co-op and then live in an apt.
