Six months ago I found out about the reputation of my landlord's property management company.

The bugs had more desire to stay in the apartment than I did.

They wanted three months rent in order to break the lease because of the bugs. They said I could pay them if I found a sub leaser or assigned the apartment to someone else. These options did not seem possible with the bug issue. Maintenance has come 1-3 times per month to "spray" for bugs over the last six months. The last time they came, I think they were here for less than a minute.

Last week, one of the property managers offered an opportunity to upgrade to different building. He showed me four apartments in three different buildings. Today he tells me that the one that I want is no longer available, and that I will need to extend my lease in order upgrade.

I am not interested in living in the area and the location is no longer beneficial to me. It is a high demand area. When I listed the apartment on airbnb, it was rented out as much as possible. I could have had the apartment listed for the rest of my lease, but I couldn't do that with the bug issue.

Last summer a local media outlet gave the property management company a cover story, showcasing their deceitful practices. Would you like a link to the article?

I don't want to extend the lease, but with an upgraded apartment without bugs, I can have it rented out on airbnb and move to a better home in a better location.

I'm not sure where you're located but here in Chicago having persistent bugs in the apartment would be grounds for you to withhold rent or terminate the lease and vacate the premises entirely.

The idea is that there is an implied warranty of habitability in the lease.

Your jurisdiction likely has similar law. If it's as bad as you say, I'd stop paying rent immediately and start looking for a new apartment. If they want to come after me for the remainder rent, I'd have no trepidation showing the Judge pictures of the bugs and evidence of my repeated efforts to get them to correct this issue.

St. Louis here. A real estate agent friend told me that I would have to put my rent into an escrow account and get an attorney. Would the price of the attorney be worth it. I could start taking pictures of all the bugs and use e-mails as evidence.

Take pictures and send them to the media outlet for a follow up story.  Then negotiate your exit.
