Interest rates and closing on a home
« on: May 24, 2022, 11:07:25 AM »
We have a closing date set for 6/15/22 and have been working with a lender for a couple of weeks now- they seem to have wrapped up most of their underwriting as there's only a couple of lingering requests (just proof of funds in account for closing and the binder for homeowner's).  We got a rate locked of 4.5% but I just checked today and their site and another large bank are advertising 4.375% instead of 4.5% now.  Is there time to go back and forth and try to get this lower rate?  Or is it too close to the closing and I should just settle on 4.5%?

There is probably time to do it but, in my experience, you would have to pay a fee to move to that rate. Speak with your loan officer to see what that fee might be and how long it would take you to recoup those costs.

How long do you intend to live there?

Wow, a phone plan for fifteen bucks!
