Title: Checklist for selling your own house

Fellow mustachians,

I am imagine someone out there in the system has a great checklist to follow to sell a house on your own (i.e w/o an agent). My rental property+lot is not worth much however, I have no mortgage. The plan would be to sell it in a cash deal. So I just wanted to reach out to anyone that has experience in this area. Further details: house is in Texas and most likely sell for 25-30k. Any help is appreciated.

Find a local title company and they can walk you through everything and provide the necessary paperwork. This assumes you have a buyer, of course. If you don't have that yet:
-Do a basic CMA of some kind.
-Kick out tenants.
-Clean/paint/etc.
-Take really good photos or hire a photographer.
-Pay to get the property on the MLS.
-Wait for offers.

Pay to have it listed on the MLS - unless you have another network for a private sale, otherwise no one will find it.
