I own 2 duplex properties bought in 2011 and 2012. The market has gone pretty crazy and I'm at about 50% equity position in both properties. One of the duplex properties, I can split and sell as two condo's. I'm really debating selling one of the 'condo' units, paying off the loan, getting cash flow greater than I currently do, with approx 100K left to buy another property. The problem lies in the properties within a 45-minute drive have all gone up. I really struggle with the idea that I'll never find such a great capitalization rate, the values will keep going up, it's a fairly easy property, etc...... I don't LOVE being a landlord, so my current vision is to cap at 10 properties. Sorry for the book, but does anyone have experience with this decision?? Lessons learned, etc??
