1.5 years delay in construction. Please advise.

Hi All, I signed the contract with 5% deposit ($13.5k) for this townhome in Nov 2016. Till today the home is not delivered. The current date they give is May. The land was not even recorded at the time of contract which they told me 5 months after. I'm so frustrated right now. I have given over $15k in rent during this time because of short-term leases. I'm tired dealing with them. Mortgage rate has gone up from 3.5% average to 4.5% average as of now. In fact, my taste and what I will be looking for in a home has changed over this time. What options do I have? I have sent them an unhappy email.
Please advise what I could do.

Does your contract with them provide any kind of escape clause?  When were they originally supposed to deliver the townhouse? 

My advice is to consult a lawyer.

Read your contract.   If they promised a delivery date and haven't hit it they breached the contract and it would not be out of line to terminate the deal and ask for your money back.
But again ..... read the contract, every little detail.

Your options are based on the written contract. I would focus on reading the contract to look for "outs"
