Faira as a way to sell without agent % in Seattle
« on: August 05, 2016, 05:48:15 PM »
For all the Seattleite Mustachians who will at some point sell a property I can recommend the startup Faira.
http://www.faira.com
I am biased because I've done some work for them, but my work with them originated because their mission of fairness in markets vibed with my Mustachian standards of existing in the world. I'm recommending them because they offer the best way to save money on agent costs when you sell.

Here's what I liked:
1. Sellers save the 3% agent commission and if the buyer ends up being agent-less too the seller saves 6%. Do the math, it's not chump change on a $500,000 house...
2. All offers are made online and both buyers and seller can see the offers come in. The only thing a seller can't see is the escalations the buyers set--the system just automatically escalates them if a higher offer comes in.
3. Faira pays for professional photography and lists the home on the MLS, Zillow, redfin etc.
4. Faira pays an independent inspector to inspect your house BEFORE putting it on the market so all buyers have the same house information. What this does it take away price negotiations after your home is under contract.
5. Faira charges the winning buyer a 0.5% fee which covers their costs.
6. That's all I can think of. I enjoyed working with the team so if I sell one of my properties that's how I'll do it.

Cheers! I'm happy to field any questions if I know the answer, but really I just want people to be aware that this is a rad deal for sellers if you don't mind a little bit of DIY stuff like writing a description of your home.
