Starting a branch off of the Florida thread :)

Thought this might be a good place to setup Orlando Metro specific meetups and also chat about our cool city :)

A few of us even work from home - so maybe there's a networking/co-working opportunity as well?
 

We've been meeting for lunch the third weekend of the month.

As far as Orlando area, anyone have any favorite places or things to do? I'm a fan of all the parks, nature preserves (http://floridahikes.com/central-florida), and springs. Hoping to check out more of these.

I live near the Wekiv(w)a area, but have only been to the springs a couple of times.

We visited Blue Springs several years ago to check out the Manatees - I believe they like to gather there during cold weather
And we enjoyed the Sugar Mill at Deleon Springs where you get to cook up pancakes on your own griddle.

If someone wants to put together a non-restaurant meet up, let's do it!

^ Ha, no, I'm good with the restaurant meetups! Mostly commenting to "chat about our cool city" and see what other folks enjoy about living here, if others want to share :)

Blue Springs during winter manatee time is pretty special, sooo many come in, some serious water ballet going on! DeLeon Springs sounds like fun with the pancakes, will check it out when my family visits next. Also really enjoyed Silver Glen Springs, incredible turquoise water, small bubbling sand boils that "birth" new springs, ancient shell mounds, and the Yearling Trail right across the road.

I'm not in downtown Orlando or a city person, but definitely enjoy living in the area (clean air, sunshine, being outdoors, LCOL, no state income tax!) and access to city amenities like int'l airport.

I'm probably not the best one to ask, as I'm pretty good at making anywhere I live "home," and have never really complained about anywhere I've lived (SoCal, Texas, PA).

We have no plans to ever leave Orlando - but do plan to slow travel across the country/world while keeping our home here as a home base and permanent residence.

Overall, I find Orlando to be a diverse/accepting metro.  There are plenty of things to do indoors/outdoors/cultural/food/etc...  Then of course you have all of the entertainment options.. If anyone tells me they're bored or can't find anything to do, I have to roll my eyes.

Now if you're looking for "Big City" living, you're not going to get that here.  While I like the occasional downtown visit, it's not very impressive nor charming in my opinion... but if you are looking for that walkable/bike-able lifestyle, it works.

Everywhere else typically requires a car - which is fine for my particular lifestyle.

As step-in-time mentioned, the no-state-income-tax as well as generous retirement/homestead asset protection atmosphere is great!  I don't think housing is outrageously expensive, but I do believe prices have outpaced average incomes, and it's the low interest rates that are allowing the appreciation.

Good luck with your move! Hope the summer doesn't phase you too much, took me about 3 years to adjust to the summer heat/humidity. Usually low 90's highs, with afternoon thunderstorms to cool things off. Actually find this better than where I used to live up north, where it would often be upper 90s and humid in summer.

I'll be in Orlando on the meet-up date, but I'm coming into town for a wedding. :/ I'll keep an eye out for future meet-ups!

So instead of hanging out with some random Mustachian money-minded strangers, you're going to attend a likely lavish/expensive event with loved ones?

We see where your priorities really lie :P

I have a ton of family in Florida and we'd always visit during the summer so I'm well acquainted with the weather.  Richmond can be the Sixth Pit of Hell in the summer--there's usually at least three or four days where it's over a hundred degrees with 95% humidity.  I'm revamping my wardrobe though.  Dri-Fit t-shirts, gauze and seersucker pants, slides and Crocs!

I was there and have just reserved for 2018.  I enjoyed it. Stephen Baughier and his twin brother, David, did a great job hosting. Pete, Mr. MM himself, came. There were not many Forum people, interestingly enough.

Sabal Point Sanctuary was interesting! An unattractive dirt road for the first 1/2 mile, but then quite pretty with pine forest, open glade, cypress and palm ecosystems, even saw deer. Super quiet and peaceful, definite asset for your nearby rental, but not worth a special trip IMO.

Looking forward to next meetup, it's fun exploring the area :)

To expensive in my opinion unless:

1) Your already retired and it's an affordable luxury
2) You are a finance blogger who justifies it as a business expense for networking
3) You are too lazy to learn about FIRE on the internet and need a weekend marathon session to whip you into shape

Don't get me wrong i'm sure it's a grand time but $600 for a couple is steep... We make sacrifices all the time to save far less than that

Happy July 4th everyone!

Time is flying, and the year is half over!  How's everyone's financial year been going?

Between saving and the market I can't believe I've already hit my 2017 target - hope the second half of the year goes just as well!
And hope you all are in the same boat!

Additionally, and with more Orlando relevancy, this past month I've been using my Real Estate license working with a home buyer in the Longwood area - and I'll tell ya - this market is pretty crazy.  Homes are pending in less than a week on the MLS and full price offers for "good" homes are the rule... It's been difficult for my clients to get what they want.

Is anyone else looking for a home right now (primary or investment) and feeling the same burn?

The third Sunday is 7/16 - I personally won't be available - Vegas work trip - but don't let that stop the train!

7/23 sounds good for a meetup. Any restaurant is fine.

A house in my neighborhood just sold without going on the market and at a "make me move" price. He just announced at his church that he was selling and had the contract within days. I wonder if we are heading for a repeat of 2008 crash? Might be some opportunity.

For those wondering about the price, yep, it costs money. All food and lodging is included for several days.  It still seems expensive, but I'll tell you, it's totally worth it.

There's a reason people who attend Camp Mustache events tend to go back. Despite us all being Mustachians, and adverse to spending money unnecessarily, we tend to find a lot of value in the events, it's well worth it. The weekend of spending nonstop time with so many amazing people who yo have so much in common with... well, it's worth finding your tribe. It's just a blast. (And I say that as an introvert.)

The wife and I have literally planned trips into the US (from traveling overseas) just to attend Camp Mustache events.  Next year we'll probably attend 3-4 of them.  It'll probably be 5-10% of our spending for the year.  Well worth it.  :)

Anyways, not trying to convince anyone. I have no connection with it, other than happy attendee, and the event will sell out soon, regardless, just mentioning for those who might be on the fence.

^ Yes, exactly what I was wondering, thanks Random Hangers! Like a lot of natural phenomena (meteor showers come to mind too), sounds like it's more low-key than they lead you to believe, but would still be interesting to check out :)

To echo Random Hangers, hope everyone is safe post-hurricane and getting back to normal. Being surrounded by this destruction is unsettling. The yard debris from my small yard alone will fill the garbage truck. Trying to schedule a roofer to fix a complex flashing leak is turning into a nightmare (and house mold). Overall very lucky though, and glad to be back home!

Hey hey all! I'm newish to the forums, but long-time FI/Orlandoan (is that a word?). I'm down for the 15th at either Black Rooster or Dandelion. Black Rooster has some seriously good Guac, but I love the sweet potato burrito's at Dandy, so I'm split.

We touched on this a bit, but what are everyone's thoughts on flood insurance? Insurance agent's quote tops out at $250k building/$100k content with a $450 annual premium.  The pricetag isn't bad, but not sure if it's worthwhile. Always wary of unnecessary insurance...

I think each situation is different.  If I did not have a pool, I don't think I'd consider it.

I think Irma was a pretty good test.  If your home wasn't close to flooding, I'd say that it probably isn't necessary.

For those near bodies of water/retention ponds or streets where water did collect, I think there is a good case for it.  In my neighborhood the retention pond overflow was either clogged or could not keep up with the rate of rainfall and the folks around it were freaking out about it.

It's been a while since I've been to Little Saigon which is nearby, but I believe there are a couple of parking lots across the street from Dandelion.

And signup bonuses are great fun! I'm at $3.5k year to date using $25k from cash emergency fund that would otherwise just sit earning 1.2% interest. It's not huge side money but at least covers estimated taxes. If you're looking to get started, 5/3 Bank $300 bonus (https://www.doctorofcredit.com/fifth-third-200-checking-bonus-fl-ga-il-ky-mi-nc-oh-tn-wv/) could be a good one to go for.

Anyway, what we like about Sanford is: 1) walkable/bikeable central area, 2) nice waterfront, 3) light rail to downtown (any comments on how useful this is?) 4) close enough to the beach 5) affordable housing prices, 6) fairly diverse population. The town seems to be on the upswing. Wondering what the locals think?

I-4 traffic is generally terrible, but traffic really increases in fall/winter months when all the snowbirds return.
What you like about Sanford is exactly what I like about my town, though light rail is not yet here. Sanford you also have SFB airport, Allegiant has insanely cheap flights to many parts of US and PR.

ARRGH! I will get there one of these days!

It took me about two weeks for my pool company to recognize that there is some type of leak in my pool and send someone over.  I had a guy come out yesterday to dive the pool and he did not find anything within the pool.  He arrived at 8 AM this morning and had to dig up my yard to find a pipe/pipe joint that is leaking - I was hoping I'd still make it to lunch. 

Unfortunately this is going to be a significant undertaking to repair because of the layout of the pipes.

I will say that this leak detector was a hustler and wouldn't give up - so if you need a referral for a leaky pool, let me know and I'll forward you his info!

What did you end up deciding about the termite treatment vs termite bond? I checked with some of my neighbors, and no one has a termite bond. One guy has a termite treatment contract. The rest of us just wing it. These are mostly older homes built from 1930's-50's, and no issues so far.

Hi, Roots: Yeah, we landed on winging it, lol. Interesting about the age of the homes you mentioned: my co-worker has a home from that time frame and he said something about how older wood is harder and less likely to get termites. I did two seconds of research and it seems like termites mostly prefer younger wood, which tends to be more moist and, for lack of a better phrase, easier to chew? So sounds like older homes may have a slightly less chance of getting them? At least anecdotally.

Regarding Sunday's meet-up with Pseudostace and maybe Bemly: I'll actually be there at noon for once! Shocking, lol. Am looking forward to ramen. Mmm. It would be nice if it were a tiny bit cold/cozy for the ramen versus this heat wave that seems to be coming through. It's February, for goodness' sake!

I can't really post to the Orlando facebook groups because of mutual friends who are members of the group and it is not public knowledge that I am looking to make a change.

Any advice/resources would be greatly appreciated!

I don't have any Mustachian specific recommendations and haven't looked for an apartment in several years - the Orlando forum over at http://www.city-data.com/forum/Orlando might be able provide some advice. 

For a short term idea, maybe reaching out to a motivated VRBO.com owner?  They may be willing to give you a good rate?

^ Yep it's $5k "direct deposit" (Vanguard transfer should work) and the account can be closed after 180 days. My co-worker who recommended it to me thought I'd most identify with frugal FIRE (he's aware of MMM), but turns out I'm more of a barista, since we plan on having some kind of job and easing into retirement, depending on what insurance looks like in 11 years.

Speaking of the co-worker, he got the impression that MMM made money off the Camps that were mentioned in the article, and said of course he could be retired if folks are paying $425/person for such things. Those aren't put on by MMM, right? I think he shows up from time to time, but he's not the primary organizer. Do we think he gets paid for speaking/appearing? What else do you suppose the money is going toward? My co-worker made a good point that such a high ticket price sort of flies in the face of Mustachianism, but I said that the info is likely very valuable, and the idea of course would be that you'd be out of debt, well on your way to FIRE, etc. I've never been to one of those gatherings (nor do I have a desire to), so I'd never really thought about it.

To bring it back to O-town specifically, anyone interested in a meetup this month? Maybe Sunday the 29th?

I'd say I'm Fat-FIRE-ish... meaning I'm planning to work for 10-12 more years - which is when my house should be paid off... and I will probably still earn some money in real estate here and there.  Healthcare is the biggest unknown, but I have a feeling my wife will want to continue working a bit more. 

The Fat-FIRE-"ish" piece is that I'm pretty satisfied with my work-life-balance and pay, so if I can make it last for those 10-12 years, I won't be hating life.  I work from home and I have 5 weeks of vacation every year - that I don't really even use since my kids are in school.  Fat-FIRE would just "happen" at this rate.  HOWEVER - If I lost this job, and was not able to find something comparable (work from home/pay), I would likely take a huge pay cut to take a "meaningful" job that I truly enjoy going to - and I would be OK with "just" FIRE.

I believe the organizer of some of the Camps DOES make money off of them... I'm not sure if this amount was disclosed, but he inferred that he makes what a reasonable professional event/meeting planner would make for organizing/facilitating an event like this.  I personally don't see the value in spending $300+ to gain info that I can learn about for free - but if it were maybe < $100 I might do it since they include meals and the opportunity to chat with more like-minded folks.

I'd also add that our small Orlando Meetups have been awesome - and make the camps seem even LESS valuable to me :)  Awwwwwww.

As for the 29th - I have a 6-year old Birthday party to attend to in the Lake Mary area at 1, but would be available for a breakfast/brunch/early-lunch meetup!

I feel bad that I keep forgetting about this!  If you don't mind an old fart (51) showing up I'd love to come.  I've been pretty much FIRE'd since getting laid off last June, and since my husband decided to retire at the same time we decided to move from Richmond, VA down here.  It's been CRAZY, but things have chilled so I can be social.  :D

Anything labeled Camp Mustache has to be non-profit, I believe. Stephen Baughier and his twin brother David did the first one as a Camp Mustache Southeast and Pete came. The Baughiers wanted to make a profit (fair, given the amount of work involved) and changed the name to Camp FI. Pete no longer participates.

I went to the first one. I was one of very few Forum members there. It was fun meeting and talking to Pete, who is very different from his MMM persona, but I am unlikely to attend future ones.

Yeah, if it's extreme survivalist/end of civilization stuff, that wouldn't be my thing either. But, I could always learn some things with hurricane preparedness. Also have a garden with fruit trees, veggies, and native plants. And planning to retrofit my house to be near zero energy (solar incentives unfortunately stink).

An elderly neighbors does the low tech old time Florida approach of freezing milk cartons in advance to keep fridge cold as an "ice box", a battery lamp, baby wipes for "showering", and a battery powered fan, but of course it's still really uncomfortable when it's hot/humid.

I BELIEVE this one should be able to power a portable AC/small window unit, run a fridge, and still power up my cable modem while keeping portable devices online.... For my underground nuclear bunker of course :)

I don't think we've done a Middle Eastern or Mediterranean place yet, have we?

Blaze Pizza off of Lee Road/Orlando Ave in Winter Park is actually pretty budget friendly.

To lessen the chance that I'll forget to ask, was hoping we could discuss strategies for rebalancing. My 401k has gotten a little offtrack and I'm mulling my options over the best way to correct. Move funds around to match my desired allocation? Or change where future funds go to even it out? I know there's no one best way, but would give us something to talk about. :)

Looks like FinCon will have a number of "familiar faces" speaking in the Money conversations track, so I will likely be there for Thursday and most of Saturday.  With the community pass I don't think you can really go to anything else other than keynotes/general sessions.

All of those sound great!  Hawkers is really good and is very similar to Mamak in terms of cuisine/food options.  My wife likes Hawkers better, but Mamak is generally not as busy as Hawkers and has good seating options for larger parties.

Once he gets past the meet-and-greet stage, Kevin's going to try to keep to a regularly monthly meeting (same time, same location) and asked everyone what they'd like to get out of it. It was cool meeting folks from different backgrounds, particularly those that were a little older and trying to determine how best to make FI work for them.

Unsure if anyone's met Rob Greenfield here in Orlando, he was just featured on Exploring Alternatives (https://www.youtube.com/watch?v=4yXU8K-9SIw). He built a $1.5k tiny house, grows all his own food, recycles all waste and lives car free.

Pretty extreme minimalist low-impact lifestyle, but really interesting. Also has some cool community development projects, including an Orlando free fruit tree map, in case anyone wants free fruit: http://robgreenfield.tv/communityfruittrees/

We had a good turnout at today's MMM meetup at Hawkers, with five of us attending... We had fun discussing MMM, FinCon, ChooseFI, Dave Ramsey-FPU's Baby Steps, Rich Dad Poor Dad ideas, FI advice in general... sharing househacking experiences and advice, and discussed the Maverick podcast about FI with Matt Bowles... plus we enjoyed great food! (I had the Singapore Mei Fun, a delicious favorite!)

I skimmed and didn't review the math, but his experiment appears to be based on a investing/paying-off with a substantial lump sum ($200K) - So his "gain" of $13K over his mortgage appears to be significant.... but as he implies, a bear market could wipe that all out and he'd be singing a different tune.

My "experiment" differs in that my bucket started from $0 and I was funneling what I would have paid extra on my monthly payment into it... so my "gains" have been very slight, and if you account for the monthly interest, I'd be negative... especially up front like this... probably wouldn't see the postive/cross over point for several years.

Right now, I'm playing chicken with the market a bit.

I have abstained from contributing to the experimental bucket - and have been paying more towards the mortgage - but that money is still in there, so we'll see how it goes :)

- An attendee pulling the FIRE plug in T-Minus 6 months.  Looking forward to living vicariously!

October meetup was great. We had a total of 4, including special guest PseudoStache's wife!

We chatted about Turo (the car rental app, both as a user and potentially an owner), Clarke Howard (we agreed that he gives solid frugality advice), and had a bit of a discussion about cars, since I was going to buy one later that day.

Update: I would up *not* buying that car. I started to sign the papers, but apparently there were some ants or something from where it was parked at the warehouse, and they wanted to clean it up for me. I put down a $500 deposit and was to return on Tuesday to pick it up and pay the balance. Except...I started having doubts. Felt like a lot of money, did I really need a new car, yada yada.

Cancelled the deal, got my deposit back, and happened to stumble on a 2017 Civic Hatchback on Carvana with 31k miles on it for just under $5k less. That felt better, so I'm now the proud owner of a new-to-me car!

For those wondering, had a great experience with Carvana. If you have any questions about how it works, just let me know! The only thing I'm a little bummed about was that they don't tell you there's a referral credit until *after* you buy the car. Had I known that, I would've hopped on the forum to pick one up, and we both would've gotten I think $200. Curses! Oh, and your only options are to finance with them, bring financing from elsewhere, or pay cash, so I wasn't able to use my credit card for rewards.

After I had the car for a few days (you can return it within 7 days, no questions asked) and made sure I liked it, I sold my 12-year-old Mazda3 to CarMax, as they made me a great offer (comparatively; I probably could've gotten more if I'd sold it myself, but didn't want to put the time/energy/effort into it). That also went shockingly well; if you have any questions about *that*, just let me know. :-)

I think for November we decided on El Potro, also in that magical food plaza...? Hope to see everyone soon!

So, I've actually got to head to the West Coast for work and was able to work in a little detour to hang out with sister in San Francisco the weekend of our next Meetup.
Hopefully y'all keep it on the books for 11/17!

@PseudoStache I've been wondering how you're doing, including your invest vs pay down mortgage experiment. It looks like @Random Hangers hasn't been on since Sept, hope things are ok.

I recently got a minivan "camper" and testing that out. If anyone has any favorite local camping spots (within ~2 hrs), would love to know. Got harassed in Ocala Nat'l Forest last weekend by some crazy ATV-ers, so it hasn't been smooth sailing so far.

Have been with Mint Mobile since December and am loving the smaller bill with no noticeable change in service from when we were with Verizon pre or postpaid. Otherwise, just staying at the house, enjoying my best possible introvert life, lol.

That's awesome @Random Hangers! I got TextNow (sprint network) in Dec, supposed to work in US, Canada and Mexico. If we can travel again safely I'll test that out :) Hadn't heard of Mint Mobile.

My mortgage experiment hasn't actually gone that well :(
I haven't been able to convince myself to invest instead of paying down the house.

Over this past year, I have refinanced my primary, and I am now planning to RECAST my loan to lower the minimum monthly payments even more.
I think my heart is just trying to fast track my mortgage payoff or at least get it to a point where the payment is super low.

Contrast that with my rental property that I just did a large cash-out refinance on to invest in another property, but now I can't find one that makes sense because of this crazy market.

I know money is fungible.... i think I just need y'all back in my life for motivation.

Can't wait to hear more about the camper-van, we toyed around with getting a Class B, but my wife wasn't a huge fan.... I still think I'll find a way to convince her once we're both job-free.

In regards to cell phone coverage.... I can't remember if y'all have cut the cable cords yet, but Spectrum seems to have some interesting plans that we've been considering, especially if you don't need a lot of data.  It runs on Verizon's network, but I can't speak to their actual service performance.

I hope dorf is right about the tunnel.  I'm feeling optimistic about it!

You're right, the psychology is just as important! Whether it's financially optimal (in most cases) to keep the mortgage is irrelevant if you'll sleep better without the extra payment. Always the optimist, I keep the inevitable 30-50% market drop in mind and plan accordingly :)

Recasting and cashing out seem like smart options right now, but yeah this maybe isn't the best time to buy another property, unless you luck out and find a pre-foreclosure or a place before it's officially listed.

For camping, Class B gives so much more space! Being able to stand inside is a nice perk. My minivan isn't this fancy, but Eric Enjoys Earth's setup was a key inspiration: https://youtu.be/qJjL-NWeoVI?t=25

Finding available camping spots is another matter. We have several free options in the area aside from dispersed camping in Ocala Nat'l Forest, the local Water Mgt District preserves will probably be next on the list to check out.

The Delta variant has probably caused many to avoid gatherings of this nature.  I would like to join in, but still trying to stay away from public gatherings for the most part.  Everyone in our household is vaccinated, but we are still being relatively cautious.

Hopefully conditions will improve over the next few months.

I am flying in to Orlando Thursday afternoon, but the retreat starts on Friday.

Anyone have a couch I can crash on Thursday the 6th? (I have had my COVID vaccine and booster.)

Or anyone up for hanging out that day/evening even if they don't have room for, or feel comfortable with, a guest and I get a hotel room?
