I am off PGBT between DNT and 35E. I would love to have a meetup interfacing fans with skeptics :) I've just cancelled cable but am tied to $70 Internet. Any suggestions? I have made a one year plan to pay off all debt, followed by a three year plan to pay off our primary residence, followed by saving for a long term home when this one becomes a rental, followed by saving for financial freedom! Has anyone around Dallas been practicing baddassity? I know I have a bike and a trailer coming from family for Christmas! I also coupon now and that can be satisfying. Of course, I hear the voice of MM telling me im am idiot whenever I drive to a store to "save" money.

What are your thoughts on May 30th or June 6th? Hopefully at least with a Saturday (or Sunday), we can avoid the monstrous traffic during the week. No matter where we meet up, a few people will be driving pretty far.

Maybe it's too late but I'd like to vote for Reverchon Park, it's just off the Katy trail, close to Victory station and the green, orange, and TRE lines, it has lots of shade and tables, covered playground. If not this time, maybe the next meetup.

Yes, both a few spots at the ball-field and plenty of street parking along the two cross streets. I tried to go down there to check out parking along the Katy Trail, but haven't run it yet.

Yes, there are a few spots by the playground/tables, a long drive that people park along, and then quite a few spots behind the baseball diamond. I've never driven, and I've typically always gone on Saturday morning with the kids by bike, and it's not been crowded, but I can't say what it's like at other times on Saturdays.

I'll be there. I've only been a couple times, but I know that there are some picnic tables near the back by the sand volleyball courts; I'll bring a ball and maybe a frisbee if I can find them. I plan on bringing a small cooler with adult beverages as well. As far as bbq vs. BYOF, I'm strongly averse to grilling on those built-ins that parks have, and my car won't fit my Weber, so I'll either eat before or bring some food.

There is parking back there too. I'll have a cooler with ice in it if anybody wants to bring beverages straight from the store and store them while we're out there. Wife will join me if we finish food prep by 12:30.

Was really looking forward to this, but I can't make it after all. Been trying to plan a trip down to Big Bend National Park for camping and biking, and this weekend (5th thru 7th) is the only one my buddies and I are able to coordinate.

We use VZ and got a 2yr deal of $42/month for 25MB or so. Internet only. VZ has been the best provider that I can remember, CA included. Once the contract is up, it is supposed to go up to about $65 or so. I will of course call and try to get it reduced, we'll see how that goes.

While in CA, we had local monopolies, so there was very little choice and the providers knew it. In that case, it made sense and we bought our own router since they charged a monthly fee.
Since VZ has been really good thus far, if it does go up to $65, I might be able to get it down lower. Even if not, I/we will most likely just stick with them. I have noticed that internet only is more expensive in the Dallas area. VZ includes the wireless router with no additional monthly charge.

This is advice from a network security geek from an ISP: I think it is always correct to be the one responsible for the security on your network. I think it's a bad idea for the ISP to have full access to your network. (I also think it's a bad idea from a liability standpoint on the ISP side.) It's also a bad idea to have the ISP provide wireless. The wireless secret is, more often than not, a non-random calculated secret that could be guessed with a little bit of effort.
You can always get a generic firewall that uses wired ethernet for the external interface. Have them provide you with the lowest amount of services on the router -- connectivity only. No wireless, no firewall.

I avoid Dallas like the plague. I had to drive from Saginaw to Love Field on Tuesday. It took 1 hr and 40 mins. I was having flashbacks to when I lived in Seattle. I don't know how people do that every day. So many people cutting me off, not letting me in, no blinkers, heavy acceleration followed by slamming on the brakes. Fort Worth just feels like a really big small town to me. Granted, that I35 & 820 construction has been ridiculous. They built the Sears tower in less time than they've taken on those projects!

Wylie here, we just moved out to the suburbs from an apartment in Dallas. Being a Mustachian in Dallas is kind of amusing observing people as they bury themselves in debt for Mercedes, McMansions and overpriced dinners at trendy restaurants (Uptown "30K millionaires")...

My wife and I had the TWC $15/month plan for 2 years and we loved it, even streamed HD Netflix (not 4K). The download speed is 3mbps. The trick to being able to stream video on a "slow" connection without buffering issues is to set up your network so that bandwidth priority goes to your streaming devices. This is called QoS (quality of service).
The way we have it set up is we bought a router (never lease a modem or router from your internet company, it's a waste of money) that we could install aftermarket software DD-WRT on. The QoS settings dictate that our playstation and TV streaming devices have priority when they need it and all other devices share something like 5% of bandwidth in that case. That way when your phone starts updating Facebook or pinging an email server, it doesn't hog up all the bandwidth and cause your video to lag. During the times when you're not streaming video, all devices will get the bandwidth they need.
We're now on the $35 TWC plan for 50mbps and the only reason we upgraded is so that we could stream Netflix in 4K. It works perfectly.

Jeng Chi is a favorite spot of mine since the last meetup there. It is reasonable and it is big place that should be slow on a Saturday afternoon. We won't be rushed out.
My only other suggestion for location would be a bar like place for brews such as Fox and the Hound (Campbell and 75) or even Flying Saucer on the Lake in Garland.

I too vote A, lunch is a better bet. I also echo what Clarkevii said about perhaps a brewpub. A good place I just discovered today is Intrinsic BBQ and Brewery in downtown Garland. Laid back area, nice venue, great food and drink, at a reasonable price.

Intrinsic is a solid choice. Craft brews and you can also buy 32oz beers for about $7... So not too bad on value :) I've been there and they have a nice courtyard. The place has a has a good vibe.
The only reason why I didn't mention it is because it isn't directly off a highway. I know some people come out from Fort Worth side and both Jeng Chi and Intrinisic are in my backyard.... So I'll punt my opinion to the travelers.

Dude, good for you. DFW sucks for recreational activities unless you like going to malls and restaurants all the time. Getting a house in the mountains west of Denver/Boulder is our FI/RE plan.

I'd love to have a DFW meetup on the Ft. Worth side of town. Perhaps at one of the many amazing parks out here in the vastness of mid-cities suburbia. Any interests? There are a few options with some shade and near the cotton belt trail bike path. Perhaps Northfield park or McPherson Park? Many very nice public space options in Grapevine/Southlake/Keller area as well. The green space behind Keller Town Hall is great for hiking and biking.

I would recommend locating near the DART rail. As for as bike-able as possible, this is highly dependent on work location. Richardson is ranked high for bikers. It is pretty hard to find somewhere that is not in biking distance to a grocery store. Plano has some good Asian markets near 75 and Legacy.

These are pretty generic criteria. You might add some more criteria (general work location) and start a new thread.

We picked Dallas area because its larger size (more amenities, larger airport), decent COL, and has lots of things that we like to do close by - I especially love all of the Asian food choices.
Our current plan is that come mid-October about, we'll to live out of an AirBNB for a few weeks while we find a place to rent. I know it's a big place and my criteria doesn't narrow down things much but really a general idea of areas to avoid would be helpful.

Have you been to this event before? What's it like?
My SO is busy that morning, so if I go I'd be attending by myself. If it's a pleasant, laid-back, chill event, I'd consider going by myself. If it's a bit of a chaotic clusterfuck, I might just save the money and hassle. I can always go riding some other time.
I'd be open to chilling at the public party though if there is significant interest.

Hey guys. I am thinking about popping the ? soon and I thought I'd come here for Dallas-specific advice. Does anyone have a Ring Guy that is the absolute best? Keep in mind that we'll be keeping the ring modest. I already had that convo with her, and we're on the same page. So, I'd need a dealer or retailer that's not going to ignore what I'm saying or try to upsell me into something I don't want. I read your thread. If you are going to involve your significant other in the search, do you want to go ahead and ask her how much she's comfortable with you spending?
I bought used for just over $500 in 2003. Wife and I are still happily married. She practiced as a veterinarian and a bigger/gaudier ring would have gotten in the way of her work. I agree with the threads of buy used or buy on the low end from Costco.

Anyway, I came back here for some more recommendations. We're looking to buy our first home sometime between now and August. I've done lots of research and posted a thread if you want all the details, but it didn't get much traction:

Asking for recommendations for the below. I'll add some details for context. The more recently you used them, the better.
1. Realtor: someone who knows the types of houses and neighborhoods we want. More below. Also, must be patient with first-timers who need some hand-holding.
2. Lenders: obviously want a great rate, but also will be patient with us and dependable and picks up the phone. Individual lender brokers, or credit unions or banks you've used?
3. Neighborhoods I may not have considered. We're looking for 3+/2+, around 2000 sq ft, in the range of 275-300. Most importantly, we want a big/huge yard and hopefully mature trees. I'm thinking a quarter acre lot, at least. I understand this will be difficult, but I have seen many in the past month we could be happy with. We're fine with doing some cosmetic work on outdated homes. All of the family lives in the DFW area, mostly in Denton county. Another factor in our favor is we're pretty open on geography (other than being in/around Denton county), as I work from home, and SO is a teacher who can easily get a job in a nearby school district, wherever we end up. We know we want to live in this area, are getting married this year, and want to have kid #1 in a few. Between that and me working from home (especially when she's off during summers) is why we are looking for more than just a starter home. Many in the family have bought homes and stayed in them for 10-30 years, so that could very well be us...I'd like a house now that will work for kids later (playing outside, etc). Also, would like at least a mediocre school system. Doesn't have to be great, but also can't be terrible.
So far, neighborhoods I've found that could work in our price range are:
North Denton: probably the place I've seen the most homes we'd like that are in our range. Makes sense, as it's far from Dallas. Bonus: houses of both pairs of parents are between Denton and Lewisville.
Lewisville/Flower Mound/Highland Village: a few in west Lewisville are in the better school system. Seen 1 or 2 in older parts of HV; same for FM.
North Carrollton: seen a few around here. I think anything south of PGBT would have bad schools, and shady areas.
Oak Point: seen a few in this tiny town between Denton and Little Elm.
Little Elm/Frisco: seen a few in the older parts (west side), close to Lake Lewisville.
McKinney: seen a few that are newer construction (no trees), but this is further away from where we'd like to be.
Plano: seen several that are right around 350 for outdated homes. Seems like money doesn't get you as much here as it does in the above neighborhoods, probably due to all the business HQs moving here.
Any other neighborhoods I should be looking at? Also would like to start talking to realtors and lenders soon. So if you've got 'em, send 'em my way. Feel free to send a private message if you're more comfortable with that. Thanks in advance!

I don't have specific recommendations for you @haflander but just wanted to chime in and say how absolutely insane the real estate market in DFW has become. We'd been looking for a bit but could only find what we wanted $320k+ and not in the areas we wanted. Then one night my wife had a dream that we remodeled and sold our current home, moved in with her brother, and bought a new home down the road.
As it turns out, the day after that dream we were lucky to find a new build where we wanted to be (off I-20 in Grand Prairie), made plans to remodel and sell our old house on the same day (wife's sister is a realtor and remodels homes with her husband), and put down a deposit on a specific property 2 days later. $305k for a 1,800 sqft single story 4/2. The further you get from DFW proper the lower the prices go I'd imagine, they were selling the same model out in Joshua for $275k but there was no way we wanted to be out there. Best of luck to you!

Yeah, insane it is. I'm glad you found something you like. I'm not familiar with south DFW, but that sounds like a reasonable price to me. Joshua or Argyle would be ok, but those areas are mostly new construction, and we're not really looking for that.
I added these thoughts on the thread asking homeowners if they'd buy their first home in today's market. It sucks, but there are other personal and financial (interest rates) advantages.
1. Life situation, as described above. Personally, I'm sharing a 1-bed apt with the fiancee and dog. Lease is up in late August. I'm working from home...forever, not just now. We need more space and are going insane. All of the family also lives in the area. We are getting married this year and want to have kid #1 in a few. We see this as being our long-term area to live. We are fine with working on repairs ourself, and will probably look for a fixer-upper.
2. Savings. We have 10% down payment easily. 15% if we go with the cheaper houses in our range. This is in addition to extra EF savings for catastrophe. In another year, we could get to 20%. But...not if prices are still rising. How much will interest rates rise in that time (no one can know)? Will a 20% down payment save us more than the rising interest rates AND (probable) rising home prices will cost us in the long run? I'd need a statistician or economist to help me out with the math on that one...way too advanced for me.
3. Buy/rent comparison. For a 3/2 mortgage in the suburbs for houses we like, we could rent a crappy 2-bed house in a bad area for the same price. Renting a 3/2 would be much more than a mortgage. Honestly, Idk how to forecast this one, maybe someone can help. It feels like this is totally dependent on COL and your specific geographic region.
4. House prices. Crazy market now, but how to forecast? The general consensus is that prices will keep rising. Also, there could be a recession at any time that may OR MAY NOT affect home prices.
5. Interest rates. This is less important than home prices, because you can always refi. Rates are pretty low historically, but slowly on the way up again. Also, there could be a recession at any time that would more than likely raise rates.
Looking at these 5 for myself, it's led me to believe that buying this year is the right choice for us.

1. Typically PMI is charged as a % of the loan (0.25%-2% per year), each month until the loan reaches 80% loan-to-value. However, you can request to pay for the policy up-front and in-full, making it much cheaper with no need to go back to the servicer and get the home reappraised at a later date. It's called Single Premium Mortgage Insurance (https://www.investopedia.com/mortgage/insurance/).
2. Granted, we opted for a 15-year mortgage this time because we want to pay it off around the same time we finish working (somewhere between age 40 and 45). The 30 year rate was 2.75% back when we applied (early February). As far as cash flow is concerned, the big thing to think about is that principal and interest are only half of the battle. Taxes and insurance added about 40% more to our monthly payment (and insurance is really cheap on a new house, not so much on a used one), plus you're now responsible for all utilities and maintenance (a good AC in Texas runs $6k-9k, a roof replacement is in the low teens, etc). Taken together, our actual monthly outflow for owning our last house came out to about double the calculated principal and interest that the mortgage calculators initially spat out.

Thanks, that's good to know. It seems like SPMI may or may not be an option, depending on the lender. But it would certainly be a steal at 1k, as long as you'll be there for a few years.
I appreciate the %s for expenses too; those are things I've been thinking about. I'm estimating about 2.5% for property taxes; I need to do some more research on the cost of homeowner's insurance.
