Valves turned off, but faucet still runs*

*sometimes...

Hello!

This is probably an easy one that I'm missing, but I'm a noob at fixin' stuff.

All the valves under the sink that I can find are turned off. If the handle on the sink is turned up and all the way to the right, no water comes out. If it's all the way down, no water comes out. If I lift the handle up and to the left a little bit, hot water comes out.

I'm renting this place and am on the top floor of two story complex. I can only follow the pipes until they go behind the wall about 3-4 feet to the right of the sink behind some drawers. Where else should I be looking?

Thanks in advance for your help!

Oops. Found another valve. Turned it off and sure enough, that was my problem.

Although you found the problem, I thought I would add that it is common to find gate valves under sinks and behind toilets that haven't been shut off in awhile that can't be completely turned off anymore. Sediment builds up in them with time and prevents the gate from sealing. Whenever I come across this, I always replace them with ball valves which are much more robust and last longer.

Wow, a phone plan for fifteen bucks!
