Rental apartment update

A few days ago, our tenants informed us that they are moving out. They've been in the apartment since before we bought the property 4 years ago. We're now planning to update the apartment, with me doing most of the work. I'm going to install laminate wood flooring, paint the cabinets, paint the walls and ceiling, change out light fixtures and hardware, and fix up the front porch. I'm available to work on it full time, and I plan to complete it in 3-4 weeks. There's no room in the budget for new cabinets or countertops or any structural changes, and our tenants renovated the bathroom a few years ago. We're planning to spend about $3000, and we think we can increase the rent by $150 per month. (And to rent it at all, we probably at least need to repaint.) So, any war stories or advice? This is my first large project, and I'm excited but daunted.

I'm doing the same thing for my first rental property. Doing most of the renovations myself. It's gonna be a ton of fun and hard work. DIY is the best you learn so much!!
