Last night I noticed some small black specks in my cup of water. Odd.
A few minutes later, we noticed a rushing water sound after we use water. The more water, the longer we hear it, but it gradually stops, usually in under a minute or two (the more water we use, the longer it take). It's definitely water in the pipes, because I can feel the vibration in the shut off valve that's inside until the noise stops.
I don't know if these are related, but the timing is suspect! Pressure regulator? We have CPVC pipes, so I don't think it's a kink.
We're of course leaving on vacation in a few days...

Some more experimenting, and we're pretty sure it's the pressure reducing valve. The pressure starts out at close to 100 psi, which is too high, and after a few minutes of a tap running, it's down to 40.

Do you have pressure readings above and below that valve? If you do, that'd be an easy way to isolate that valve as the source of the issues.

You’d think we (or the plumber) would have thought of that, but no. It took us 45 minutes to convince the plumber to replace the PRV, 15 minutes for him to replace it, and the problem is gone. He said in 20 years, he’d never known one to fail like that.
