Flat roofs are prevalent in St. Louis and several of my rental properties have them. One had a leak so I called a roofer to come look at it. He said it should get a layer of silicone and quoted $5k but was able to patch it temporarily. I had never heard about silicone on a roof so I have been researching it. It seems great-it comes with a 50 year rating and it's white to help reflect the sun in the summer. It also seems like painting is all it takes to install it so I am seriously thinking about doing it myself. And if it goes well for the roof that needs it, I may go ahead and apply it to all my properties just for the peace of mind.

So far the method seems to be: patch, clean, power wash, let it dry, apply epoxy primer with a roller, let it dry, apply first coat of silicone with a roller, dry for 2 hours and then apply the second coat. Seems like 2 full days of work for the primer and silicone and some partial days for the prep.

Has anybody ever worked with either these materials? Any tips or tricks? Is it really as easy as I'm starting to think it is?

Sounds like a short term "patch job" repair.   
If you want long term, strip it off, install new insulation, then a single ply rubber (or similar) roof membrane, plus all of the appropriate metal work and edge conditions.

White roof coatings are very common on commercial buildings in southern CA, and even some houses, but I think most of them are polyurethane.  It can be either solid or foam, sprayed on or spread with a roller.

The silicone is similar, maybe other materials too.  Which is best, most economical, etc., is probably a question for a building forum.
