You have one kid and another on the way? When will they be walking to school? 4 years at least... Is this a type of aspirational lifestyle inflation? Stay where you are until you need to move. I find it odd that most people always talk themselves into bigger than they need way sooner than they need. Insulate your house. Don't move.
