Short-term vehicles for 'transitional' investment money?

Hey all,

Was curious what some of you are doing or have done when saving up funds to make a down-payment(s) on real estate investments (in my case buy & hold rentals). Currently a majority of my funds are tied up in index funds and a good chunk in iShares ETFs. Is it better to put whatever amount I plan to invest in another vehicle or allocation? Like bonds? I cringe at holding that much in cash otherwise.

I haven't purchased any rental property thus far but am researching and hoping to do so within the year.
